In most cases, yes. A wind mitigation report can lower the buyer’s insurance premium, and insurance costs are one of the first things Florida buyers ask about. It’s inexpensive and it gives buyers a reason to feel good about your home.

It’s a limited inspection of the roof, electrical, plumbing, and HVAC that many insurance companies require on older homes. If your home is older, getting one ahead of time helps you find out about any issues before a buyer does.

It matters a lot here in Florida. Some insurers won’t write a policy on an older roof, or will charge much more for it. That affects what a buyer can afford and can affect your price. We’ll talk about whether a roof credit, a repair, or a replacement makes the most sense.

Florida sellers must disclose known issues that materially affect the value of the home. Florida also now requires sellers to disclose whether they’ve filed flood insurance claims or received federal flood assistance on the property. If you’re in a community with a CDD, like many neighborhoods in Tradition, that has to be disclosed too. I’ll go over the disclosure forms with you.

Many buyers come down from out of state between [months]. That said, a well-priced home can sell any time of year. We’ll look at the current activity in your neighborhood and decide together.
